“I think we’re close to like 30 properties in the Minnesota portfolio,” said Jake Stegmeir, Maintenance Manager at Roers Companies. “And then we are in seven or eight different states now. We’re opening a lot of properties in Florida, Arizona, Texas right now. So there’s a lot of stuff coming down the pipeline.”
Roers’ properties are exclusively multifamily, spanning market-rate, affordable housing, and senior living communities.
“All multifamily,” Stegmeir explained. “We have a different mix of market rate properties, affordables, and senior, 55-plus living. So that’s the property that I oversee.”
Most Roers communities are mid-rise buildings, typically three to six stories tall and ranging from 100 to 200 units per property, putting the company into the tens of thousands of doors across its portfolio.
Why Roers Sought a New Access Control System

Roers’ move to RemoteLock was driven by real operational pain, particularly at newly opened properties that had been outfitted with outdated access control technology.
“We opened in February of 2024,” Stegmeir said. “And the system that was installed by the general contractor was just very outdated. The software was probably like 20 to 30 years old.”
That legacy system was not cloud-based and relied on a single local machine to store all access data, creating serious risk.
“We did end up having an event where our laptop went down that had all of our security stuff on it,” Stegmeir said. “We were just screwed. Had to re-enter everything manually. There were no backups.”
After dealing with repeated bugs, downtime, and manual data entry, Roers began searching for a modern solution that could support new construction and standardize access across properties. That search — led by the company’s regional maintenance leadership — ultimately led them to RemoteLock.
How Roers Uses RemoteLock Day to Day

Today, RemoteLock plays a central role in day-to-day access management at Roers properties.
“We use all of that [RemoteLock features],” Stegmeir said. “Setting up access codes, extra keys for residents — pretty much all of it.”
While some back-of-house spaces still rely on physical keys, resident areas have largely transitioned to smart locks.
“For the most part, yeah, it’s all smart locks for all the resident areas,” he said.
RemoteLock is also integrated directly with Roers’ property management system, Yardi, eliminating manual data entry during move-ins.
“Now when we have a move-in, once they’re set to a move-in in the system, it automatically transfers their info over to RemoteLock,” Stegmeir explained. “So it’s easy to find that user, create a fob for them, and then they can kind of run and go.”
Maintenance teams use both the desktop platform and the mobile app, allowing them to update doors and manage access while in the field during unit turns.

For Roers, the benefits of switching to RemoteLock were immediate, especially compared to their previous system.
“Trying to create a fob in that system probably takes three to four times as long as it would in RemoteLock,” Stegmeir said. “Just the amount of button clicks and data entry.”
Beyond speed, reliability has been a major improvement.
“We don’t have nearly as much downtime with doors, with software issues or bugs,” he said. “Being that it’s cloud-based, all the data’s backed up. It’s all right there.”
That cloud-based architecture also eliminates the risk of catastrophic data loss.
“We’ll never have to do a mass data entry again, hopefully,” Stegmeir added.
As Roers continues to scale into new markets, having a single, standardized access platform also simplifies training and long-term operations.
“If we have one platform we’re using, it’s a lot easier for training purposes and troubleshooting down the road,” Stegmeir said.
Looking Ahead

While no system is without room for improvement, Roers sees RemoteLock as a major step forward compared to legacy access control tools.
“For the most part, the software is great,” Stegmeir said. “Works a lot better than our past system, so we’ve been liking it.”
